If you received a letter from NRAM advising you about the transfer of ownership of your mortgage to us, we can confirm your mortgage was assigned to us on 23 October 2023.

Hessonite Mortgages is a trading name of Topaz Finance Limited. We’re an experienced UK-based mortgage lender supporting both homeowners and buy-to-let landlords, operating since 2006. From now on we’re responsible for dealing with all aspects of the administration of your mortgage including collecting your monthly payments, issuing your annual mortgage statement, helping you manage any arrears, handling complaints and answering any general queries you may have. There is no change to your account number or mortgage terms & conditions following the transfer of your mortgage to us.

 

Rates, fees & charges

We’re now responsible for setting and changing the interest rate, fees and charges that apply to your mortgage.

Your interest rate – we’ve initially set your interest rate at the same rate as it was with NRAM, so this hasn’t changed as a result of your mortgage moving to us. Your interest rate will continue to vary in accordance with your mortgage offer and terms and conditions. See our interest rate information page.

Fees & charges – some of the fees we charge are lower than with NRAM and there are some types of fee that we won’t ever charge. For more information, please see our Fees & Charges page.

Please note – some costs charged by third parties will increase marginally following the transfer and we’ll write to you separately if this applies to you.

 

Making your monthly payments

Depending on how you make your monthly payments, you may need to take some action following the transfer of your mortgage so that your payments reach us in time.

Direct Debit

If you pay by Direct Debit you don’t need to do anything. Your instruction has been transferred to us and we’ll now collect your monthly payments. The only change you will notice is that Topaz Finance Ltd re Hessonite Mortgages will now appear on your bank/building society statement.

There is no need for you to complete a new Direct Debit instruction, as details of the change have been supplied to your bank. Your bank may contact you to confirm that a new Direct Debit instruction has been set up. You may also see a comment on your bank statement advising you of the final payment under the old name and the first payment under the new name.

If you cancelled your Direct Debit so it wouldn’t be automatically transferred from NRAM, you now need to arrange for a new Direct Debit, or an alternative method of payment, to be put in place, to prevent your account from falling into arrears.

Other payment methods

If you currently pay by any other method, you will need to amend the details before your next monthly payment so that this reaches us on time.

Using Self-Serve

Self-Serve is our secure online system, which is available 24 hours a day, 7 days a week from any device. You can use it to make payments, check your balance, interest rate or payment amount, request a statement, send us a secure message and more.

If you’ve previously registered for Self-Serve with NRAM, you can sign in with Hessonite Mortgages using the same username and password. If you need to register, it’s quick and easy to create an account. Find out more here.

 

Making changes to your mortgage

We’re unable to change any buy-to-let mortgage contracts, so you won’t be able to request a change to your repayment type, term length or apply for a Transfer of Equity.

If you’re behind with your payments or need any support, please call us on our new number as soon as possible. Speaking to us earlier means there may be more ways in which we can help, and simply contacting us will not affect your credit score.

Questions & answers

Following the transfer of your mortgage to Hessonite Mortgages on 23 October 2023, communications about your mortgage will now come from us.

However, you may still receive some letters from NRAM about matters from before the transfer took place.

We’ll honour any commitments made previously by NRAM relating to changes to your mortgage.

If you have a current offer letter (contract variation) or redemption statement, you do not need to take any action. If necessary, we may re-send some documentation to you and/or your solicitor.

If your offer or redemption statement has expired, you’ll need to contact us to arrange for a new one to be issued. Please inform your solicitor of the transfer.

If you wish to make any other changes to your mortgage with us, please see the information on our website such as our making changes page.

If you’ve fully paid off your mortgage, the letter to you may have been generated before the redemption had been fully processed. If that’s the case, you don’t need to take any further action.

Please call us if you’re unsure about this.

Yes – if you had an active ATP to clear your mortgage arrears with NRAM, this will continue with us.

If some or all of your payments are being made by a third party, for example, from the Department for Work and Pensions (DWP), you will need to inform your provider of our new bank details to make sure future payments go to the right account.

Yes – you can make overpayments using one of the payment methods as follows. For more information, please see our overpayments page.

Debit card payments – if you’ve registered for Self-Serve, please sign-in to your online account to make an overpayment. You Username and Password remain the same as with NRAM. If you need to register for the first time, find out more here.

The relevant Credit Reference Agencies have been notified of the change to Hessonite Mortgages and they will update your report accordingly. They may send you an automated notification about this, which will be for information only.
